Personally, I am waiting on the real-estate market to settle so I can buy more investment property. I suspect there are many market investors on this site and they probably have other ideas. Whatever you do, cash will be more valuable as interest rates rise.

I'm looking for more long-term, passive income with rental properties. I'm not good at flipping cars and not interested in flipping houses, but I know some people who are really good at each.
