In North America, I think that the trend of suburbanization is going to accelerate. Conversions are expensive and not always economical.

Housing is tight and vacancies bring in no revenue while costs continue.

Unfortunately, due to the way the system works in the US, vacancies are often preferable to lower revenue from lowering the rent.

You can see this in NY when the storefronts remained empty.

But for how long? Outgo vs. income eventually matters.

Nyc storefronts were vacant even before the pandemic.
