Assuming that's real (can't really assume it is nowadays), it is really gross. I don't believe "gentrification" is any kind of real problem, if it even exists, but I do hate obnoxious advertising.

Gentrification is a problem if you haven't got a decent contract for your housing since rent can go up, and it's understandable that people get upset about it, but it does open up new opportunities for them.

It's just stuff changing. Stuff gets more expensive, stuff gets cheaper. People build and knock down. Things grow and decay. Cutting off places and saying that you can't do anything to them any more simply to please people who'll be dead in 50 years is not going to happen, and if it's keeping down the average standard of living I don't think it's ethical.
